Description of Thames Riverside Building Land

A rare plot of land with over 100 metres of frontage to the River Thames and comprising approximately 1.9 acres (.77 of a hectare) which includes a private drive off Wraysbury Road.
Currently undeveloped, with the exception of the driveway, the plot appears to lend itself as the site for an “outstanding” house as per paragraph 55 of the National Planning Policy Framework (NPPF), in the opinion of eminent town planner Dr. Malcolm Bell. The plot may afford the potential to create a house of truly innovative design that will significantly enhance its setting, and as such may be regarded as unique in the area.

Located at the end of a private gated drive that forms part of the property, the plot was formerly part of the overall area that was worked for gravel, although the plot itself was not excavated. The land has not been used since then, and it is now occupied by scrubby trees and undergrowth.
It is bordered to the north by a lake that was part of the former gravel workings, a single residential property to the east, and Department of Transport land to the west.
Included in the property is a strip of land all along the west side of the driveway.

As an outstanding house of innovative design by definition has to be a “one-off” and particular to the site, any impression of what a house on the site might look like can only be just that.
Such an impression of a house on the site has been made simply to demonstrate that it is feasible and to show how a building of about 45 metres by 20 metres could fit on it.  It also gives some ideas as to how such a building might address some of the floodplain issues.


Included in the freehold of the land is the right to moor boats along the frontage and the right to fish off the frontage.
